Frequently Asked Questions
When does the Board of Directors meet?
The Board of Directors meet on the second Wednesday of every month at 6:00 pm in the Club Room on the Garden level at London House.
Can I attend one of these meetings?
Absolutely! In fact, all homeowners are encouraged to attend.
Why do I have to pay a monthly assessment to the Homeowner's Association?
The
Homeowner's Association (HOA) exists to protect and increase the over
all value of your home by providing amenities while freeing you
personally from the responsibility of the day to day maintenance and
care.
But, what do I "get" for my money?
Each HOA is a little different, but our takes care of quite a few things. Please see the list of HOA Fee coverages here.
So how can I find out how my money is being spent? You
can come to a Board Meeting and ask questions or you can contact
Western States Property Services for copies of the Association
financials. These records are always available for you to see or
copy during normal business hours.
What about Special Assessments?
This
is a good question. The C.C.& R's (governing documents of our HOA)
give the Board the authority to Special Assess the Members (homeowners)
to cover expenditures that would otherwise drain our Reserve account.
This is to cover major improvements for the building, such as new
windows, elevator upgrades or a new roof.
I don't have a car, can I rent out my parking spot? Yes,
you may. You are responsible for your parking spot and it's use. If you
aren't using it, perhaps someone else in the building or neighborhood
would pay you to use it, since parking is at a premium here on Capitol
Hill. This arrangement is between the homeowner and the space renter.
I'm moving into or out of a second floor unit. Can't I just hand things over the balcony?
No.
This is in direct violation of the Rules and Regulations here at London
House. Not only is this a dangerous practice, but you could also damage
the balcony railing, which belongs to the building and not the
individual units. Please use the back door for moving into or from the building.
